What we stage

We furnish rooms.
We don't renovate them.

Staging here means furniture: sofas, tables, art, light, styled to the home and the market it's selling in. Empty rooms photograph cold, and buyers struggle to judge scale in them. A furnished photo answers the question an empty one raises: what actually fits in here?

What we won't do is change the property. No fireplace you don't have, no wall moved, no view swapped in over a parking lot. Nothing structural is added or removed. Nothing goes into your marketing that isn't in your home. A buyer who walks in should recognize the place.

Staged photos are standard in real estate listings. What matters, to your board and to the buyer, is that nobody mistakes a staged photo for the room as it stands. So every photo we stage ships marked as staged on the image itself, with the original file beside it. Nothing is ambiguous, and there's nothing for a broker to catch.

Where your board has its own rules on staged photos, we work to those. Labelling has never been the thing that gets an agent in trouble; the unlabelled photo is.

Staging is $29 a photo, or $239 for a ten-pack. Full resolution, so the same file works on the MLS, in the printed brochure, and on the web. Send the photos by noon Pacific with a note on which rooms, and the staged versions come back the same business day.

It also comes bundled. Listing Launch Premium is the full launch kit, with the photos staged and decluttered before anything else is built, for $449. One revision pass is included on every staged photo, and our own mistakes are fixed free, the same day.

Is virtual staging allowed in BC?+

Yes. Staged photos are standard in real estate listings; what boards and regulators care about is disclosure. Every photo we stage is labelled on the image and delivered with the unedited original, and where your board has its own rules on staged photos, we work to those.

How will buyers know a photo is staged?+

It says so on the photo. Every staged image ships with a visible label, and the original file is delivered alongside it, so the listing can show both. A buyer who walks into the home should recognize the place, and they will, because the room itself was never touched.

Can you remove the seller's furniture?+

We can declutter: clearing the loose clutter that distracts from a room. It comes with Listing Launch Premium, or ask us about it on its own. We won't remove fixtures or finishes, and we won't erase anything that changes what the property actually is.
