The plain terms
- Listing work ships same business day. In by noon Pacific, delivered that day. Miss it through our own delay and the piece isn't charged. Printed brochures are the one exception: paper follows within two business days of your files coming back, by courier outside Metro Vancouver.
- One revision pass on every listing piece. Brand kits include more rounds. Our mistakes aren't revisions; we fix those free, the same day.
- You own the work. Your brand and every finished piece, forever. Ownership transfers on payment.
- Cancel whenever. Anything monthly runs month to month and ends at the close of the month. Your brand kit stays yours.
- Staging is always labelled. Every staged photo ships marked, with the original alongside.

We would rather tell you that than sell you a plan you do not use. There are two places the arithmetic turns, and here they both are.
Below about twelve CMA pitches a year, buying kits from the menu costs you less than any plan does. Buy them when you pitch.
Above about six listings a year, The Studio, the unmetered monthly plan, costs less than The Presence, the hosted-pages plan, plus the launches you would buy alongside it.
Metro Vancouver averages seven listings a year, so most agents who list at all belong on The Studio. The Presence is for agents who pitch far more than they list. Under both numbers, the menu is the honest answer, and it is the one we would give you.

The rules
Your brokerage's rules come first.
Real estate advertising has rules from your regulator, your board, and your brokerage. You do not have to explain any of them to us. Before we design, we look up your brokerage's licensed name, your licence details, and your team registration, then send you what we found to confirm.
From there, every template carries your brokerage identification sized to be read. Compliance is built in from the start, not patched on after a broker bounces something.

Corner Lot Studio is a design studio in Vancouver. We spent more than five years making this work for some of Vancouver's busiest teams. Brochures on deadline. Campaigns that had to be right the first time. We know what a listing needs on the day it goes live, because we've made it hundreds of times.
The work is fast. It is not careless. Nothing leaves the studio we wouldn't put our own name on.

How fast is a Listing Launch?+
Within hours of receiving your MLS sheet or listing link and photos, and same business day for anything in before noon PT. In after noon? It's first out the next morning. That covers everything digital. Printed brochures follow within two business days of your files coming back, because paper has to physically exist.
Does Premium hold the same-day promise?+
Yes, for everything digital: staging, decluttering, and the branded email included, deadline unchanged. The twenty-five printed brochures jump the print queue too, and arrive within one business day of your files coming back.
What if I send you three listings in one week?+
Send them. The promise is per piece, not per week: in by noon, back that day. If a genuine crunch ever threatens a deadline, you hear from us before noon, not after, and Premium orders always jump the queue.
How is the work back the same day?+
Because we built our own tooling for the production work, and it is the reason a listing sent before noon comes back the same business day. Our designer reviews every piece before it ships. If an error is ours, we fix it the same day, no matter the hour.
Is the brochure printed, or a file?+
Printed. Every Listing Launch includes twenty-five card-stock copies, delivered within two business days of your files coming back in Metro Vancouver, couriered beyond it. Prefer the file? The digital launch is $169 and ships the same brochure print-ready, sized for print. Need more paper later? Reprint 25 adds another run at the menu price.
What do you need from me to start?+
Less than you'd think, and always by email. A listing takes your photos and either the MLS sheet or a link to the listing. A CMA takes the address, the comparables you want to run with, and your price guidance. Staging takes the photos and a note on which rooms.
The brand kit is the one that needs you: an hour of your time, and whatever you already have. A logo, an old brochure, the colours you keep coming back to. If you have none of it, that's what the Full Identity is for.
What do I get to keep?+
Your brand, and everything we make with it. Yours forever, to use however you like.
Do you post to my Instagram for me?+
Not by default. Every piece arrives sized for its placement and ready to post, and you (or your assistant) put it up, so the account stays yours and the voice stays yours.
If you'd rather hand it over, ask. Managed posting and paid ad production are available by arrangement. We'd rather you chose that than assume it.
What exactly is a brand kit?+
Your identity, made consistent: your logo, colours, fonts, and the rules for using them, delivered as a guidelines PDF you own. It's the foundation every marketing asset is built on, so your brochure, your carousel, and your CMA all come from the same place and look like it.
I don't have a brand. Can I still order a launch?+
Yes. Order a Listing Launch and we set up a starter look first: your logo or your brokerage's mark, one typeface, one colour treatment, kept on file. Every order you place wears it, so your marketing matches from day one.
When you are ready for a brand of your own, the Brand Refresh or the Full Identity replaces the starter look, and every order after wears that instead. The same is true on any monthly plan.
How do revisions work?+
Every piece includes at least one revision pass, and brand kits include more. Because we check everything before it reaches you, most need none. If something's off, a wrong photo or a typo or a colour that sits wrong, we fix it the same day with no meter running.
Is anything in the photos made up?+
No. We'll furnish an empty room, and that gets labelled as staging, the way it should be. We won't add a fireplace you don't have, move a wall, or put a view outside a window that looks at a parking lot. Nothing goes into your marketing that isn't in your home. A buyer who walks in should recognize the place.
Will my marketing look like every other agent's?+
No. The opposite. Everything is built on your brand, not a template pack. Two Corner Lot Studio clients never look alike.
Where do you work?+
Anywhere, for anything digital. Most of our clients are in Metro Vancouver, but a brand kit or a launch lands in your inbox wherever you work.
Print travels too. Brochures are delivered in Metro Vancouver and couriered everywhere else; only the courier time changes.
Will this pass my brokerage?+
That's the right question, and it's why we don't make you answer it. We look up your brokerage, your licence, and your team registration before we design anything, and send you what we found to confirm. Your brokerage's full name goes on every piece as it's licensed, sized to be read rather than tucked away. If you have a corporation or a registered team, that goes on correctly too. If a tagline you love is a trademark problem, we'll say so before it's printed. We also pull your brokerage's published brand guidelines and design to them. If your office runs a newer version than what is public, send it and we use that. Sign-off is still yours and your broker's, but nothing we hand you should be the reason it comes back.
Is virtual staging allowed?+
Yes, and it's standard. What matters is that it's disclosed. Every photo we stage ships with a label on the image and the original file alongside it, so nothing is ambiguous. We furnish empty rooms: sofas, tables, art, light. We don't touch anything structural, and we don't remove anything that changes what the property actually is. Where your board has its own rules on staged photos, we work to those. Labelling has never been the thing that gets an agent in trouble. The full policy, with a before and after, lives at virtual staging.
Who writes the listing copy?+
We do, unless you'd rather. Every line gets read before it ships against the rule underneath all of it: describe the property, not the buyer. Wording that reads as a preference about who should live somewhere is a problem in every market we work in, and it's easiest to write by accident at speed. It's one of the reasons a person looks at everything before it reaches you.
